All the houses in my neighborhood are between 12 and 15 years old. And all of them have roofs which look similar to mine...starting to lose the grit, stains and streaking.

However...houses all around me are also getting new roofs and have a big sign in their front yard which advertises "hail damage".

How do you identify hail damage? We have had hail twice in the last 3 months but I don't see anything damaged. I would like to think these people are merely abusing the system to get a new $7,000 roof for their deductible of $1,000 but if they are then the insurance adjuster is on the scam because they are approving the payout.

What gives? :confused:

Chances are the adjusters aren't making full payout on roofs 15yrs old, or even 12. Still the advantage is there. ... and who knows? I've seen adjusters of all sorts. You could get lucky. :)

First, don't rush. Time is on your side. The storm(s) have likely been well documented by now.

You need someone who knows what he's doing to look at your roof and give you an honest appraisal. DO NOT trust an adjuster to do this.

If you decide for a new roof, you should settle on who you want to do the work before filing the claim. Your adjuster is very likely to go by the estimate instead of measuring the roof himself, esp if he has a stack of calls. A good roofing company can help you. I've settled many contract claims with adjusters over the phone. A bad roofing company can be like bad now and worse later.

Small owner supervised companies are more likely to care for your property and needs than large companies with many crews. I'd look for a local roofer with several reference houses nearby he can point to with roofs over 5yrs old. There are a couple of outfits around there that can do this. Judge from there.

If a company doesn't have local references of at least 5yrs, where will they be 5yrs from now?

I sold another metal roof yesterday.

This one will be Advantage Lok (http://www.unioncorrugating.com/AdvantageLok.html) in Artic White. ;)

When I plug in a light colored roof on my Heat Load software, the btuh goes down some.

At work, we have 2 old grain bins that we use for storage. One is painted white, the other galvanized. Otherwise, they're identical. On a sunny day, the white one is at least 20 degrees cooler inside. It'll be air temp while the galv one is HOT.
